Unlike most real estate brokers in the Telluride community, Stewart’s strategy to market property is to commit to a robust plan from the initial stage of the listing engagement.

Typically, Stewart will commit to the following:

  1. Broker shall have the property professionally photographed to produced high quality, high resolution images for advertising, brochures and web-based initiatives. Many real estate brokers do not engage a professional photographer which is a disservice to the Sellers as the photographic images are often the first criteria that a buyer considers when deciding whether or not to put the property on a showing tour.
  2. Broker shall submit the property to the Telluride MLS.
  3. Broker shall cause the property to be submitted to at least fifteen highly trafficked real estate sites including the Wall Street Journal, New York Times, Zillow, Trulia, Yahoo Real Estate, Homes.com, Sotheby’s International Realty, Telluride Sotheby’s Realty, Telluride Real Estate For Sale. More than 85% of all property purchases now start online.  Therefore, it is critical to obtain a vast amount of internet exposure to increase the probability that a property will sell for the highest price in the shortest amount of time.
  4. Broker shall have professionally produce a high quality brochure with the Sotheby’s brand. The Sotheby’s brand is one of the most recognized brand’s in the world for quality and sophistication.
  5. Broker shall display the brochure in the windows of his Main Street office located on the most highly trafficked corner in downtown Telluride.
  6. Broker shall have the property featured throughout the network of Sotheby’s global offices via the proprietary “E-Gallery” video presentation.  Not only will the property be featured on a video monitor in all six local Sotheby’s offices but also in the 600+ offices in 45 countries across the world.
  7. Broker shall advertise the property weekly during each selling season in the Telluride Daily Planet. Very few real estate brokers in the Telluride region will make this commitment.
  8. Broker shall advertise the property on the back cover of the next addition to Telluride Style.
  9. Broker shall include the property on the next Realtor tour for Mountain Village condos with an incentive for members to personally tour the property. Providing an incentive such as a lunch or a raffle greatly increases attendance at the property during the tour.
  10. Broker shall host all local Sotheby’s brokers at a fully catered morning sales meeting. Sotheby’s is the largest brokerage firm in the Telluride region in terms of the number of real estate brokers.
  11. Broker shall send an informational broadcast email introducing the property to all area real estate brokers.
  12. Broker shall do an eblast to his proprietary list of over 300 interested Telluride buyers.
  13. Broker shall provide a detailed Listing Report at the end of each season providing market information, showing activity and feedback from buyers. Very few real estate brokers routinely provide such a report.
